Property for sale Quettetot, 50260 - Bricquebec en Cotentin, Normandie
This traditional stone barn, retaining many of its original features,
e.g., window openings, was largely renovated from scratch in 2006-2008 for us by a professional French artisan builder.
It could be a spacious family home or a lock up and go property requiring minimal maintenance with easy access to the UK (Poole and Portsmouth) from the port of Cherbourg, 30 minutes away.
The outside stone walls have all been pointed. Sewage is by a micro system (Simop) septic tank which cleans the water before it is evacuated into the local pipe system.
All major restoration works have been completed but there is creative room to put your own stamp on the property yourselves.
Downstairs, there are two large reception rooms, one of which contains a conduit and chimney for a fireplace, a large kitchen (electric oven and gas hob), a cloak room with shower, and a study/office.
One upstairs room and the current office are configured so that they could be turned into a small gite or B&B providing some potential additional income. Currently, the upstairs comprises four bedrooms, two of which are en suite (one with a bath, one with a shower).
Additionally, one of the reception rooms, two bedrooms, and the study were renovated in 2017.
House insulation is excellent and there is environmentally-friendly under-floor heating by airothermy throughout the downstairs of the property. As the upstairs is also well insulated, we have never needed heating there.
A new water heater was installed in October, 2018 and is guaranteed for five years; the electricity for the boiler is guaranteed for two years (normal French requirements).
There are two contained gardens, front and back. The private rear garden contains an organic kitchen (vegetables, fruit and herbs) garden as well as space for dining outside. The front garden is fenced, with three flower beds and faces a small, quiet road used mainly by other residents.
On the property, there is a side alley with room to park two cars. At the other end of the house can be parked a third car.
There is a small stream facing the house on the opposite side of the road, beyond which is a field. It is a lovely calm environment without being isolated. A traditional, practical Norman barn which would be safe for children and pets.
Would suit a family or a retired couple who want family to visit who still enjoy the pleasures of some gardening (flowers, vegetables, herbs, and fruit bushes are already established) without having to manage too much land.
The surroundings have all the benefits of a natural environment. There is a primary school, a bakery and a hairdresser in the village.
Some furniture could be sold separately with the property if needed or desired, for example, a King Size bed made of cherry wood, a double bed, and a sofa bed. We consider this house, our home, to be a little gem. We are selling it as we need to re-locate to another country and will miss friends and neighbours.
